The reservations will be done directly to SM Servicios Inmobiliarios SL or through our e-mail: smnerja@gmail.com 


The minimum stay in all the apartments and villas will be 7 nights no matter the time of the year. The lodgings can be used from 16.00 P.M., the day of arrival, and will be available for the next rent before 10 o'clock the day of departure, except if the contrary is agreed between both parts.


The prices include:

-The normal water consumption, electricity, gas (except if the contrary is agreed between both parts), bed linen, towels and cleaning at the arrival of the client.                                                -The electricity charges are not included in winter time (from November until March) for 4 weeks bookings or more.                                                                                                                  -The indirect taxes (VAT).


The reservation will be made when a 40% of the total amount of the services is deposited.
The payment can be done the following ways:

-Cash (in our office).

-By transfer to our bank account number.

In any case, the company will request the voucher (receipt) of the transfer or payment by fax.The rest of the payment will be done in the office, at arrival.


If the reservation is cancelled, the deposit will be not refund.


- The client is the only responsible to communicate the number of people that will be occupied without omitting the children, no matter what their age is. The administration reserves the legal right to deny the entrance to those people that has not been referred in the reservation.
- Normally the keys will be collected in Hotel Nerja Club, in the reception, that is open 24 hours.
- Due to the specific characteristics of the house, date or number of persons, in determined occasions a guarantee surety of 100 € will be charged to cover possible damage to the house. This amount will be returned to the client if no anomalies are detected.
- The client will respect the lodging.
- In general, dogs are not allowed, unless another arrangement is set up between the parties for which a bail of 100 € will be charged that will be refunded on departure in case everything remains as it was on arrival.


If deficiencies are detected in the establishment, the client will inform the agency as soon as possible and during the stay. SM Servicios Inmobiliarios will check the information and if considered correct, will solve the problem. Once the damaged property is no longer occupied, no complain will be accepted regarding the change.

We are unable to accept responsibility for any inconvenience caused by disturbance of any kind, and at any time from neighbouring property, land, tenants/clients, animals or buildings works near the property. Or by the failure of local services for any length of time, such as electricity, water supply, electric or gas equipment. Or for the unavailability of any general amenities, including television  (analogue or satellite), swimming pools that may have to drained and re-filled from time to time, road works or condition of roads. It should be noted that many villas in this region have final access via dirt track only, and cars should be driven in accordance with the conditions of the ground surface. We would also point out that we have no jurisdiction, and therefore cannot guarantee availability in regard to community pools. It should be noted that most swimming pools are not available during the winter months, the usual available period for most complexes is May - October, but this is completely at the discretion of the complex President. The use of all electrical items such as- washing machine, dishwasher, iron, radio/cassette, kettle, coffee maker etc. is entirely at the discretion of the user, and we will not be responsible for any injury or damage that may be a result of such usage. Views from the property may change from time to time due to happenings beyond our control, and cannot therefore be always guaranteed.

For any reason that escapes the organisation's control, SM Inmobiliaria reserves the right to replace the property by another with similar characteristics if circumstances require it. If the client does not accept the alternative, the paid amount by the client will be refunded.


The reservation and acquisition of our services include the express acceptance by the clients of the norms and general conditions established by the agency as contract in itself. Any complain shall be subject to the exclusive jurisdiction of the courts of Torrox, Spain.
